The Overstrand is a winter-rainfall area: most rain falls between roughly May and August, frequently driven sideways by strong north-west fronts. Wind-driven rain behaves differently from the vertical Highveld downpour — it is pushed horizontally into parapets, window heads, wall junctions and under flashings, so leaks here often enter through the walls and details rather than straight down through the roof.
Because of this, we inspect the walls, window surrounds and flashings as carefully as the roof itself. A coastal roof that sheds vertical rain perfectly can still let wind-driven rain in at a poorly detailed junction.
Salt-laden coastal air corrodes metal faster than inland air. Flashings, fasteners, gutters, downpipes and metal roof sheets near the sea rust and perish sooner, and corroded flashings and fixings are a common source of coastal leaks long before the roof covering itself fails.
We check metal details for corrosion, re-seal and re-detail where needed, and recommend finishes and maintenance intervals suited to a salt environment. On the coast, regular inspection is not optional — it is how you avoid an expensive failure.

Many Betty's Bay houses are holiday homes, empty for weeks at a time, so a leak that starts in a June front may not be discovered until the owner returns and finds damaged ceilings and mould. Catching failed flashings and blocked outlets before the winter rains is especially worthwhile here.
